What areas do you cover?

We manage properties across Liverpool, Birkenhead, Wirral, Cheshire West and Chester, and the wider Merseyside area. Our head office is in Ellesmere Port, Cheshire.

What is your minimum contract term?

Our minimum management term is 6 months, after which either party can give 30 days notice. We believe in earning your business through performance, not lock-in contracts.

Are there any hidden fees?

No. Our pricing is completely transparent and fixed. Everything we do — tenant management, rent collection, inspections, maintenance coordination, compliance management (including licensing applications), and legal support — is included in your agreed fee. No surprises, no add-ons.

What's included in Full Management at 10%?

Everything. Tenant finding, rent collection via PayProp, arrears management and early intervention, maintenance coordination, quarterly property inspections, full compliance management, gas and electrical certificate tracking, legal support (including Section 21/8 guidance), and monthly statements. Your first let is included free — subsequent lets are £395.

How much does Let Only cost?

£595 flat fee per tenancy. This covers professional photography, Rightmove and Zoopla marketing, comprehensive tenant referencing, Right to Rent checks, tenancy agreement preparation, deposit registration, and inventory/check-in.

Performance & Results
How do you achieve such low arrears rates?

Rigorous referencing upfront, automated rent collection via PayProp, and early-intervention protocols. We contact tenants proactively the moment rent is late — not weeks after the fact. Our current arrears rate is 1.4% vs the 4–5% industry average.

What are your typical void periods?

Average 1–2 weeks vs the 3–6 week industry average. Professional photography, optimised listings, competitive pricing analysis, and thorough marketing across Rightmove, Zoopla, and social media get properties filled fast.

Do you manage HMOs?

Yes. Our HMO Management package covers everything from licence applications to room-by-room lettings, enhanced safety inspections, communal area management, and multi-tenant coordination. First room placement is included free — subsequent lets are £95 per room.

Compliance & Legal
Do you handle selective licensing applications?

Yes — as standard, at no extra cost. We handle all licensing applications and renewals for managed properties, including Liverpool's selective licensing scheme covering 16 wards. We track deadlines and ensure you're never caught without a valid licence.

What happens with the Renters' Rights Act changes in 2026?

From May 1, 2026, Section 21 "no fault" evictions are abolished. The only eviction route becomes Section 8 (fault-based grounds). We're already preparing all managed properties for the transition — updated tenancy agreements, compliance documentation, and landlord guidance. We'll keep you fully informed.

Are you accredited?

Yes. ARLA Propertymark accredited, Property Redress Scheme member, Deposit Protection Service registered, Client Money Protection certified, and PayProp automated payments partner. Your money and your tenants are protected by industry-leading schemes.

What if my property needs an HMO licence?

We handle the entire HMO licensing process — from the initial application to ongoing compliance checks, fire safety inspections, room size measurements, and renewal tracking. Properties with 5+ occupants forming 2+ households require mandatory HMO licences regardless of location.

We handle the entire transfer. One introduction call to learn about your portfolio, and we take care of all the paperwork, compliance handover, tenant communication, and key collection. Most transfers complete within 2–4 weeks with zero disruption to your rental income.

What does the introduction call cover?

A free 30-minute call where we learn about your portfolio, your goals, and your current challenges. We'll give you honest advice about whether we're the right fit — and a clear picture of what it would cost you to stay where you are.

How quickly can you take over my property?

Typically 2–4 weeks from signing. We handle the notification to your current agent, tenant communication, document transfer, key collection, and compliance audit. Your rental income continues uninterrupted throughout the process.
